It all Started With the Loan Officer telling My Buyer that she could Buy a Home Working Full Time but Her Staute of Employment was Partime.. OMG First everything was going fine then Processor that was working on my Buyer File went on Vacation for One Week, but while she was out another processor take over the in her place. This processor was really good. This Problem was Fix but the next Problem was a Field Trip.

During this same time My Buyer was trying to get another Job that pays more money in the same line..OMG She didn’t tell me Her Realtor that her was Quitting her Current Job 2 Weeks before Closing. Which had a 90 Day Probationary Period. This Closing was Done before we got to the table.

Luckily My Buyer Change her mind and take another Position with her Current Employer that Paid more money which stay the Deal.

Home Buyers never Change your Job when you are Buying a Home before Closing or After Closing. WAIT Please or your will Kill you Deal Dead.

Why? Because the Underwriting Department will sent over a VOE to your Employer or if your in the Military they send a Alive And Well to your Commanding Officer a Day before or the Day of Closing to Check your Future Employment.

To be eligible, the property must be a one- to four-family dwelling that has been completed for at least one year. An existing house (or modular unit) on another site can be moved onto the mortgaged property; however, release of loan proceeds for the existing structure on the non-mortgaged property is not allowed until the new foundation has been properly inspected and the dwelling has been properly placed and secured to the new foundation.

A 203(k) mortgage may be originated on a “mixed use” residential property provided: (1) The property has no greater than 25 percent (for a one story building); 33 percent (for a three story building); and 49 percent (for a two story building) of its floor area used for commercial (storefront) purposes; (2) the commercial use will not affect the health and safety of the occupants of the residential property; and (3) the rehabilitation funds will only be used for the residential functions of the dwelling and areas used to access the residential part of the property.
